Not every Gulf project comes with a generous desert plot. In much of Kuwait and Bahrain, the challenge is fitting a large family's life onto a tight urban site.
What makes small plots hard?
Setbacks, height rules and neighbours on three sides. Every room competes for light, privacy and area.
How do we make them work?
- Build up, carefully — stacking family and guest zones vertically.
- Light wells and internal courtyards to bring daylight to the plan's core.
- Roof terraces as usable outdoor space.
- Screened façades that give privacy without making the house feel closed.
- Efficient circulation — one well-placed stair beats two poor ones.
Is basement space worthwhile?
Often, for parking, storage, services or a family entertainment room — subject to local regulations and ground conditions.
