Designing Mid-Rise Residential Buildings for Gulf Developers
For developers, a residential building is a spreadsheet as much as a design. How good architecture improves yield, sales and approvals.

For a private developer, a mid-rise residential building is judged on two sheets of paper: the drawing and the feasibility.
Where does design create value?
- Efficiency ratio. Saleable area vs. gross area. Every square metre of wasted corridor is lost revenue.
- Unit mix. Studios, one-beds and family units matched to the actual local market.
- Core placement. Fewer, better-placed cores reduce cost and improve layouts.
- Parking. Often the most expensive and least loved part of the building. Planning it early saves floors.
- Amenity. A shaded roof terrace or pool deck that justifies a premium.
What slows developers down?
Late redesigns. A scheme that looks efficient but fails fire egress, parking ratios or setbacks costs months. Compliance-first design protects the programme.
How do we approach it?
Test options against yield before refining any elevation. Then design a building people want to live in — because sales velocity is also a number on the spreadsheet.
