Why Design-Only Consultancy Works in the GCC
How a design-only model with local licensed partners gives GCC developers international design quality without losing local compliance.

We are often asked how we can work across six Gulf countries without an office in each. The answer is a model the region has used for decades.
How does it work?
We lead design — concept, design development and detailed drawings — to local codes. A licensed local consultant acts as engineer of record: they review, stamp, submit and liaise with the authority. The client gets design depth and local legitimacy in one team.
Why do developers choose it?
- Design quality: a dedicated studio focused on the building, not on paperwork.
- Cost control: efficient production without duplicating overheads in every city.
- Local compliance: authority submissions handled by people who deal with those authorities every week.
- Continuity: one design team across multiple countries in a developer's portfolio.
What are the risks — and how are they managed?
The risk is coordination. It is managed with clear scope splits, a shared drawing standard, regular review points and early engagement of the local partner — ideally at concept, not at submission.
Is this common?
Very. International firms have long designed Gulf landmarks with local consultants as the executive architect. We apply the same logic at the scale of villas, mid-rise commercial and hospitality projects.
