Hiring an International Architect for a Gulf Project: What to Check

A practical checklist for developers and homeowners choosing an architect for a project in the Gulf.

Choosing an architect is the first decision that shapes every other decision. Here is what we'd check if we were on the other side of the table.

The checklist

  • Relevant work. Have they designed this building type before? Ask for drawings, not just renders.
  • Code knowledge. Can they talk fluently about the local authority, fire code and green rating?
  • Local partnership. Who stamps and submits? Is that relationship already established?
  • Scope clarity. What is included, what isn't, and how revisions are handled.
  • Team. Who will actually work on your project?
  • Communication. Response times, meeting cadence, language and time zone.
  • Drawing quality. Clear, coordinated, well-annotated sheets save money on site.
  • References. Speak to a past client.

Red flags

Vague scope, fees far below market, no mention of the approval process, and beautiful renders with no plans behind them.

A final note

Ask the architect what could go wrong. A good one will have a thoughtful answer.
