The Saudi Building Code is not a document you consult at the end. It shapes the building from the first sketch — structure, fire strategy, accessibility and energy performance.

What is the Saudi Building Code?

The SBC is the Kingdom's unified set of building regulations, covering areas including general building requirements, structural design, fire protection, energy conservation, mechanical and electrical systems, and plumbing. It is based on international model codes and adapted to Saudi conditions.

Which parts affect early design most?

  • Fire and life safety: travel distances, stair numbers and widths, compartmentation. These fix your core layout.
  • Energy conservation: envelope performance, glazing ratios and insulation. These affect your façade.
  • Accessibility: ramps, lifts, accessible toilets and parking. These affect your ground floor.
  • Structural loads: including seismic considerations in certain regions.

Why does it matter so early?

Because redesigning a core after planning approval is slow and expensive. A tower whose stairs don't meet egress requirements is not a detail to fix — it is a plan to redraw.

Who is responsible for compliance?
